Briargate is the master-planned north side of the city: newer construction, covenant-controlled neighbourhoods, and yards that are expected to look maintained all season. Peak City Landscaping works these properties to that standard, inside the rules the associations set.
Plans that clear covenant review
Most changes here go through an architectural or landscape committee. We prepare plant lists and layout plans in the format expected, specify from acceptable palettes, and build from the plan once it is approved.
There is still real design latitude. Our xeriscape plans use layered planting and defined bed geometry so a compliant yard looks considered rather than generic.
Turf standards and clay underneath
North-side lots sit on expansive clay, which affects both drainage and how well sod knits in. We prepare the base properly for sod installation rather than laying turf on compacted builder fill and hoping.
Systems set for the season, not the year
A controller left on one program all season wastes water and produces uneven turf. We install and tune sprinkler and irrigation systems with proper zoning and genuine seasonal scheduling.
Frequently asked questions
Will you handle my covenant submittal?
Yes. We prepare plant lists and layout plans formatted for committee review and build from the approved plan.
Why does new sod fail on north-side lots?
Usually compacted builder fill and clay that drains poorly. Sod needs a prepared base and correct watering to knit in, and skipping the prep is the common cause of failure.
Is xeriscape allowed in covenant communities?
Increasingly yes, though the palette and layout typically need approval. We design inside the community’s requirements and prepare the submittal.
